The convenience of city living, but with the allure of the countryside – that’s the concept that lies behind Trumpington Meadows, situated three and a half miles from the city centre.

Now, with the community taking shape, it’s fast becoming one of the most sought-after places to live in the Cambridge area.

Set in 155 acres of open space, the 1,200-home development has been designed to be attractive, distinctive and sustainable, with minimal impact on surrounding conservation areas and countryside.

With a range of different sizes and types of homes – as well as integrated amenities – this is a fledgling neighbourhood with a varied social mix, making it the perfect location in which to build a real sense of community.

It’s also about creating a safe, secure environment where people are encouraged to travel locally without using their cars. It is easy to walk or cycle to the local centre, Trumpington and the country park – and the park and ride for the city centre is also readily accessible. Fewer than two miles away from Trumpington is Addenbrooke’s hospital.

Trumpington Meadows is situated to the west of Hauxton Road, a key gateway to the city from the south, and the River Cam marks its western border. The development is within easy reach of Trumpington village centre and close to the Trumpington park & ride facility.

Homeowners at Trumpington Meadows benefit from wide open spaces right on their doorstep, while city life is just down the road. Setting the standard for housing developments in Cambridge, Trumpington Meadows offers so much more than just high quality homes. It also boasts over 140 acres of riverside country park, safe children’s play areas, allotments, a Waitrose supermarket and a new primary school - and there are plans for a Cambridge Sporting Village (see below to find out more).

All homes at Trumpington Meadows have been built by the award-winning developer Barratt Homes. For five years running Barratt has been officially recognised as the highest quality major national housebuilder, having been awarded an exclusive ‘5 Star Housebuilder Award’ by the Homebuilders Federation.

An extensive country park forms an integral part of the Trumpington Meadows development, providing a superb natural habitat for wildlife, as well as a wonderful open space for local residents and visitors to enjoy.

In 2010, the park was seeded with wild grasses and meadow flowers, and hedgerows were replanted to restore field margins.

The Country Park is managed by the Wildlife Trust for Bedfordshire, Cambridgeshire and Northamptonshire. Plans for a hub for the trust and for allotments have received planning permission.

Along with the adjacent Byron’s Pool Local Nature Reserve, Grantchester Meadows, Paradise Local Nature Reserve and Coe Fen/Sheep’s Green, Trumpington Meadows will create a linked series of wildlife areas all the way to the city centre of Cambridge.

More than 100 acres of wild flower meadow, 25 acres of woodland and over 4km of hedgerow will be created, providing habitats for a wide range of flora and fauna. The area is already home to skylarks, kingfishers, brown trout and otters, not to mention a myriad range of insects, from butterflies in the meadows to dragonflies on the river.
