Couple find their ideal home at Cambridgeshire development, Manor Farm

With its central location between Cambridge and Ely, the development presents an opportunity for those looking for a spacious property within easy reach of both cities.

When Peter and his wife, Kathryn, made the momentous decision to sell their home of 14 years outside Littleport, they had their hearts set on a new-build property with unique character.

Here is their story: “Our decision to sell up and downsize was largely because our children had flown the nest. We wanted a brand-new home, but something that reflected our character as people.

“So we started the search, looked at every builder and new development around – we were determined to find just what we wanted. However, location was equally important and we didn’t want to be far from the Ely and Cambridge hubs.

“We decided to rent until we found ‘the one’, as this move was far too important to rush into anything. It was a fortuitous walk past Cheffins estate agents, on the way to finalise our sale with the solicitor, that we saw the Laragh development at Manor Farm.

“We got the details and visited immediately, although at the time we thought the properties would be out of our price range. We were absolutely taken by the character and quality of the development and went back a number of times because it was so very, very different to anything else we’d seen.

“Each home felt bespoke, with a unique character of its own – not like the formulaic, boxed-shaped new-build developments that all look the same. Specifically, Caron Tate from Cheffins was absolutely amazing in answering all of our questions. No matter how many times we visited, we always felt welcome.

“Equally, there was no pressure or questions about our price range. We fell in love with two styles of property at Manor Farm, but ultimately it was The Belmont that we chose – a beautiful three-storey, four-bedroom house with open-plan kitchen and dining area leading onto the garden.

“Externally, the render, brickwork and wooden cladding gave it a great sense of character and contemporary style with country elements, so it felt established. Once we’d seen the future-phase layout, there was a plot we were particularly interested in and contacted Hannah Greenhow at Laragh Homes, who was brilliant.

“She told us the next build of that style would be possibly six to 10 months away, so we reserved the plot then and there. The best thing for us, having bought off-plan so early, is that Laragh Homes allowed us to make a series of interior changes to suit our personal style – which meant we really felt we had a home built just to our specification.

“We changed the layout of the kitchen and had the benefit of selecting our own flooring, kitchen units, carpets, wall paint colours and traditional French doors – Laragh agreed to all the changes and everything just came together.

“Manor Farm has been amazing for us, it feels like home already, with a wonderful community atmosphere where everyone is incredibly friendly. We now have our dream home to enjoy the next stage of our family life for many years to come.”
