The plans to transform the site area – the former railway sidings land next to Cambridge North station – are already under way, with a 217-bed Novotel opening in May. A second building, with retail space at ground floor and office space above, is due to open in 2023.

The proposals include:

  • a sustainable and inclusive mixed-use community based around Cambridge North station, with office and lab space to meet the needs of employers and neighbourhood shops, cafés, restaurants and amenities catering for all budgets
  • new, long-term and varied job opportunities in research and development, life science and technology, and many other jobs in retail, hospitality and office settings
  • supporting the community for the long-term to improve employment and skills, health and wellbeing, and enhancing the local environment
  • helping small businesses, independent retailers and the city’s creative sector with affordable workspaces and studios as part of the commitment to socially responsible developments
  • a sustainable, clean and green development embracing renewable energy and greywater recycling, promoting sustainable travel in response to the climate emergency
  • adopting an energy strategy framework that paves the way to net carbon zero in operation
  • a new accessible public square open for all that can be used in multiple ways, from pop-up events, community activities and temporary and permanent public art
  • comprehensive cycling facilities across all buildings to encourage cycling as the primary form of travel, so improving individual wellbeing and quality of life
  • electric vehicle, bicycle, cargo bike and e-scooter hire facilities located within a new mobility hub next to Cambridge North station – the hub will also host an electric car club and provide car parking for the railway station, Novotel, labs and offices.

The next phase for Cambridge North is expected to provide more jobs. The partnership says it has put sustainability at the heart of the plans, with an aim to improve health and wellbeing as well as minimising carbon emissions and waste.
