Leeland Gardens and Mirus: two small new-build developments in Cambridge

We often hear about the vast, sprawling – albeit very impressive – new-build estates springing up in the Cambridge area, but developments of two or three plots are equally much sought after by homeowners.

One of those is Leeland Gardens, which consists of three beautifully-constructed detached houses just off Newmarket Road – two of which have already been sold.

The remaining three-bedroom property, which has a total area of approximately 1,578 sq ft, is on the market at a guide price of £615,000.

“They launched the last weekend of January and there’s now one plot remaining,” said Sarah Holmes, from Cambridge estate agent Carter Jonas.

“There are only three so they’re a bit more exclusive. New-build detached houses on Newmarket Road is less likely, I guess.”

They were built by Beechwood Estates & Development, of West Street in Comberton.

“They’re reputable builders and developers who always generate high-specification properties,” said Sarah. “They’ve got nice, contemporary kitchens with integrated appliances, and there’s underfloor heating on the ground floor. When you walk in, they’ve got a nice feel.

“When you walk into the entrance hall, the staircase is oak with glass panelling – you can tell it’s been done well.”

On Mirus, where one of only two houses remains (it is on the market for £695,000), Sarah said: “It’s just off Coleridge Road, so perfectly located for the train station and Addenbrooke’s, the colleges and all Cambridge has to offer.

“These houses have a really modern feel to them – even more contemporary than the new-builds at Leeland Gardens.

“They’ve got a grey cladding and metalwork on the outside, which makes them stand out.”

The two houses boast state-of-the-art kitchens, courtesy of Belvisi Kitchens & Furniture of Newmarket Road in Cambridge, which has previously featured in The Cambridge Independent.

“Their kitchens are lovely and aren’t just white, modern kitchens,” said Sarah. “They’re slightly different but still neutral enough for everybody to like them – that’s a real feature of the property.”

Another attractive feature of the Mirus houses is the bi-folding doors across the rear.

“In the summer, to open those up would be really nice,” suggested Sarah. “They’ve also got in the staircase on the first floor a big glass panel at the back, which folds over onto the roof. That lets lots of light in – it’s an unusual feature.”

It is not just larger developments in Cambridge where new homes are being quickly snapped up.

“The smaller developments are a bit more exclusive,” said Sarah. Similar things are expected of another development of this ilk on Cambridge Road, Great Shelford.

“You’re not on huge housing estates and yes, you’ve got a neighbour or two, but you’ve got all the benefits of being in a large, modern, detached property.”
