King's College plan new student accommodation complex for Barton Road in Cambridge conservation area
A major new student accommodation development with four new buildings, 60 student rooms, and 24 new flats could be built in a Cambridge conservation area.
There are plans for the redevelopment of a plot in a city conservation zone in Barton Road to make way for student accommodation. The plans would include the demolition of a cluster of 1930s buildings deemed to be of "local interest" by Cambridge City Council.
The site will include four new buildings which would provide 60 graduate rooms and 24 flats. As well as this, the plans include refurbishment and extension of the existing historic building at 27 Barton Road, together with associated cycle and car parking and external works following demolition of existing buildings at 1-12 Croft Gardens.
The plans have been submitted to the city council, and their planning committee will consider them before March 19, 2019.
According to a design access statement submitted with the plans by FCBStudios, on behalf of King's College, Cambridge, the new accommodation would replace a cluster of 1930s buildings that, while deemed to be of "local interest" are not suitable accommodation in their current form.
The architects say the buildings are a "flawed" place to live, and have poor access for wheelchair users.
The statement reads: "The existing three Croft Gardens buildings are designated Buildings of Local Interest but have no listed status. Detailed investigations have shown that they are not particularly good examples of their type, they are in poor condition externally and internally, and they fall short of current standards for dwelling."
The site of the proposed development lies to the south west of Cambridge city centre within the West Cambridge Conservation Area.
The proposed designs for the accommodation show a "set piece" of three crescents around a central court. A new "villa", No 27A Barton Road is designed to sit alongside No 29 and 31.
The buildings are given pitched roofs with accommodation in the loft areas. Designers say these roofs have been kept as low as possible so they sit well within the other buildings in the area. According to the statement, vehicular access is "discreet", and the number of cars has been kept to a minimum via control over car use by the College.
