‘Our team works with tenants and landlords to ensure both are happy’




In our regular Q&A column with Carter Jonas, we ask Megan Roots, a member of its Residential Lettings team, what’s happening in her sector and what she loves about working and living in Cambridgeshire.

How did you get into your industry?

I had a passion for property from a young age. Amazing interiors, design, and architecture - I’ve always appreciated buildings and beautiful spaces. I began working in residential when I was 19 and still love it.

What does your job entail?

We manage a range of residential properties. From large houses to one-bedroom flats, our team works with tenants and landlords to ensure both are happy and that properties are kept in excellent order. We work on refurbishments, handle maintenance, no matter how big or small, helping to make a property a home.

What do you like most about it?

No one day is the same, which is very refreshing. Also, my career has progressed, and I now have clients of my own. I appreciate the value and trust that they place in me to turn their properties around. I especially love working on the larger refurbishments, when you can see the potential in a property and have a chance to plan, transform and bring it up to date.

What are the main challenges?

Dealing with deposits at the end of tenancies. Due to the nature of moving, it’s often a stressful time for everyone, but thankfully legislation is helping to ease pressures, making everyone aware of their rights and obligations.

What recent developments in your business/industry are you most excited about?

The build to rent (BTR) market is strengthening in the region, thanks in part to demand from the science and tech sectors, and our business is increasingly focusing on this area. BTR schemes tend to offer contemporary living, excellent amenities and a great sense of community. It’s exciting to see them develop and their appeal increase.

What opportunities/challenges do you expect in the next six months?

Our portfolio is continuing to grow, which is brilliant. Separately, if approved, the Renters (Reform) Bill could change the landscape of residential lettings with implications for both tenants and landlords. It’s certainly an interesting time!

In relation to the above, what advice would you give to a client/business associate?

Seeking accurate advice will be crucial. The industry has seen significant change over the past seven years. Without current, expert guidance, it’s a difficult area to navigate.

What is the most exciting thing about doing your job in Cambridge/Cambridgeshire?

As a historic city, many of the houses we manage are beautiful, holding heaps of character and interest. Also, Cambridge never stays still.

What are you most proud of in your career?

I have just been promoted to an associate, which came with greater responsibilities. Also, our Lettings team won Team of the Year at the Eastern Echo Awards 2023 and I am very proud of what we’ve achieved. It is a great endorsement of the service we provide.

What advice would you give someone starting a career in your line of work?

It is a very busy environment, but do not be put off, it is so rewarding. Your hard work will be worth it.

What couldn’t you get through your working week without?

Large coffees!

Your favourite place in Cambridge?

My favourite place pretty much anywhere is the gym. I’m a complete fitness freak and love the sense of well-being I get from exercise.

Your favourite local café/restaurant/gallery/attraction and why you like it?

Galleria restaurant on Bridge Street. A beautiful riverside restaurant with wonderful food.
